The process
Forty-five minutes. We learn the site, the sponsor, the decision in front of you, and the deadline you are working against.
A single-page scope written in plain English. Fixed fee, fixed timeline, no hourly billing.
Zoning, market, and site-specific datasets are gathered and verified. Where data is missing, we say so on the record.
Pro forma construction, comparable set, demand and absorption, entitlement pathway, and risk register — built in parallel, not in sequence.
Every report is read twice by the principal before the client sees a draft. This is the step most firms skip.
A draft lands with the client on day twelve. One round of revisions is built into the fee.
A written report and a recorded thirty-minute walkthrough. The recommendation is on the first page, not the last.
Engagement terms
Expedited read for live transactions. Tighter scope, same standard.
Standard feasibility engagement. The default for most clients.
Multi-site or master-plan work. Phased delivery with interim memos.
